What is a FEMA Flood Zone?

FEMA flood zones are geographic areas defined by the Federal Emergency Management Agency according to varying levels of flood risk. These zones are mapped on Flood Insurance Rate Maps (FIRMs) and determine whether flood insurance is required for properties with federally backed mortgages.

Common Flood Zone Designations

Zone A / AE -- High-risk areas within the 100-year floodplain. Flood insurance is federally required for mortgaged properties.

Zone V / VE -- Coastal high-hazard areas subject to storm surge and wave action. Highest risk designation.

Zone X -- Minimal to moderate flood risk. Outside the 100-year floodplain. Insurance is recommended but not required.

Zone D -- Areas where no flood hazard analysis has been conducted. Risk is undetermined.
